Finishing the Basement in a New East Gwillimbury Home
East Gwillimbury grew from 23,991 people in 2016 to 34,637 in 2021, a 44.4% jump, and many of the new homes in Queensville, Sharon and Holland Landing came with an unfinished basement. Here's what to check before you finish yours.
1. Check your builder's warranty first
New homes in Ontario come with a builder warranty. Before anyone frames a wall, list anything the builder still has to fix in the basement, such as cracks, leaks or grading, and report it. Finishing over a problem makes it harder to prove and harder to repair.
2. Get the building permit
The Town of East Gwillimbury issues building permits. Framing, new plumbing, new circuits and bedrooms all go through that process, with inspections along the way.
3. Septic or municipal sewer?
Rural parts of town and some older village lots use private septic systems. A basement bathroom adds load, and the system may need its own review. Find out which you have before you design around a new bathroom.
4. Keep the house efficient
East Gwillimbury was the first jurisdiction in Canada to require Energy Star certification for new residential developments of ten or more units. Basement walls should keep up with that: insulation and vapour control chosen for the foundation, so the space stays dry and comfortable.
5. Thinking about a rental unit later?
Under the Ontario Building Code, a house less than about five years old is generally treated like new construction when a second unit is added. East Gwillimbury's accessory apartment process also includes a Planning review (parking and sewer capacity), a zoning check, a building permit and a Fire Department review. If a future unit is possible, plan the layout for it now. See legal accessory apartments in East Gwillimbury.

Frequently asked questions
Do I need a permit to finish a basement in East Gwillimbury?
Framing, plumbing, electrical and new bedrooms go through the Town of East Gwillimbury's building permit process. We prepare the application and book inspections.
Can I finish the basement while my builder warranty is active?
Yes, but report any open builder items first so they are fixed before walls go up.
Does a septic system affect a basement bathroom?
It can. A new bathroom adds load, and the system may need its own review.
