Perfect job.
Just north of Newmarket
East Gwillimbury borders our Newmarket base. We finish basements, renovate bathrooms and kitchens, and paint homes in Holland Landing, Queensville, Sharon, Mount Albert and the surrounding rural area.
East Gwillimbury has some of the newest homes in York Region. Many buyers in the new Queensville and Sharon subdivisions move in with an unfinished basement and plan to finish it once they've settled, along with an upgraded ensuite or a feature wall or two.
Under Ontario's Building Code, a house less than about five years old is generally treated like new construction when a second unit is added, which affects what's required. Older village homes in Holland Landing and Mount Albert, and rural properties, bring different questions, such as ceiling height, older wiring or a private septic system.
The Town of East Gwillimbury issues building permits and approvals for accessory apartments. Its process starts with Planning, to review requirements such as parking and sewer capacity, then a zoning check and a building permit. Accessory apartment applications also include a Fire Department review.
If your property is on a private septic system, adding a bathroom or a suite can affect the system and may need its own review. We check these points early and handle permits when they're needed.
