Questions we hear most
Straight answers to the questions York Region homeowners ask us most. Don't see yours? Call or text (289) 500-0230.
Yes. Every project starts with a free on-site estimate. We visit your home, measure, talk through your goals and options, and then send a written, itemized quote. There's no obligation to go ahead. Request an estimate.
We can talk through the general scope by phone, but we don't quote prices without seeing the space. Layout, existing plumbing and wiring, the condition of walls and floors, and your material choices all change the cost, so a written quote follows the on-site visit.
Your quote lists the scope of work, what's included and excluded, materials or allowances, and the expected schedule. Ontario's Consumer Protection Act requires renovation agreements over $50 to be in writing, and we put every project in writing.
Yes. Photos help us understand the project before the visit, and you can send them by email, text or WhatsApp to (289) 500-0230. We still do an on-site estimate before quoting, because photos can't show everything.
We do bathroom renovations, kitchen renovations, legal basement apartments, powder room and bathroom remodeling, full home renovation and remodeling, interior, exterior and decorative painting, and home repairs.
Plumbing and electrical work is completed through our licensed partner contractors. We coordinate them as part of your project, so you deal with one company from start to finish. In Ontario, electrical work must be done by a Licensed Electrical Contractor and inspected under Electrical Safety Authority rules.
Yes. We build basement apartments to the Ontario Building Code and Fire Code and handle building permits when they're needed. Your municipality makes the final approval, so no contractor can guarantee it. Read our guide to the rules and permits.
Yes. We take on whole-home and multi-room renovations and manage them from the first plan to the final walkthrough, with one point of contact and a written scope.
Yes. We paint interiors, exteriors and decorative finishes as standalone projects, not only as part of renovations. See interior painting and exterior painting.
It depends on the work. Cosmetic updates and like-for-like replacements often don't need a permit, while structural changes, new or moved plumbing, new units and many basement projects do. Your municipality's building department decides. We check, and we handle permits when they're needed.
Yes. Work we perform comes with a 1-year warranty. Damage caused after handover, for example by misuse or accidents, isn't covered. Manufacturer warranties on products are separate, and this warranty is in addition to your rights under Ontario law.
Our team brings 15 years of renovation experience in Toronto and across Canada. BDF Renovation and Construction Inc. is the newly registered company that team now works under, based in Newmarket.
Ask for a written, itemized quote, check reviews and references, confirm who pulls permits, and ask who does the electrical and plumbing work and whether they're licensed. Our guide How to choose a renovation contractor in York Region has a full checklist.
Yes. The basement cost calculator and the painting estimator on this site give instant ballpark ranges. They are not quotes: a firm price comes in writing after the free on-site visit.
Yes. Moisture-aware preparation is part of every basement we finish. We look at the walls and slab before framing and recommend fixes before anything is closed in.
Exterior coatings need suitable temperatures and dry surfaces, so exterior painting is scheduled in the warmer months. Interior painting can be booked year-round.
Yes. We plan the phasing around your business hours so the space stays usable. See commercial painting.

Yes, during business hours. Call (289) 500-0230 Monday to Saturday, 7 AM to 6 PM. Plumbing and electrical repairs are completed through our licensed partner contractors. If there's immediate danger, like a gas smell, fire or sparking, call 911 first. See home repairs.
It depends on scope, approvals and material lead times. A powder room is much quicker than a basement apartment that needs permits and inspections. We give you a realistic written schedule before work starts and keep you updated if anything changes.
Yes. We protect floors and furnishings, contain dust where we can, and clean up work areas at the end of each day. We'll talk through access, parking and working hours with you before we start.
