Our home base
BDF Renovation & Construction Inc. is based in Newmarket. We renovate bathrooms, kitchens and basements, build legal basement apartments and paint homes across town, and every project starts with a free on-site estimate.
Newmarket has two very different housing stories. Around Main Street and the historic downtown you find older brick homes and character houses, where walls are rarely straight and an old bathroom can hide surprises behind the tile. Further out, neighbourhoods like Glenway, Stonehaven and Summerhill Estates were largely built from the 1980s to the 2000s.
Many of those subdivision homes are now 20 to 40 years old. That is usually when the original bathrooms and kitchens are due for replacement, when an unfinished or dated basement gets a second look, and when a full repaint makes more sense than touch-ups. We plan each of these with you on site, because two houses on the same street can need very different work.
The Town of Newmarket's building department lists finishing a basement and creating an additional residential unit (a second suite or in-law suite) among the projects that need a building permit, while painting, decorating and floor finishes don't. An additional residential unit also needs a zoning check first and has to be registered with the Town after the final inspection.
We check what your project needs with the Town and handle permits when they're needed. Plumbing and electrical work is completed by our licensed partner contractors.

Usually, yes. The Town of Newmarket lists finishing a basement among projects that need a building permit when the work includes new construction such as walls, plumbing or other material alterations. Painting and floor finishes on their own don't. We confirm the requirements for your scope and handle permits when they're needed.
Yes. In Newmarket a basement apartment is an additional residential unit. It needs a zoning check, a building permit, inspections and registration with the Town. We build to the approved plans and handle permits when they're needed. The Town makes the final decision, so no contractor can guarantee approval.
