Hardwood Floor Refinishing & Sanding
Worn, scratched or dull wood floors sanded back to bare wood, repaired where practical, stained if you like, then sealed with fresh protective finish coats.
What's included
- Inspection of the boards, the old finish and any damage
- Full sanding to bare wood (solid hardwood, and engineered hardwood with enough wear layer)
- Board repairs and filling where practical
- Stain colour samples on your own floor (optional)
- Protective finish coats in the sheen you choose
- Buffing and recoat when the wood only needs a fresh topcoat

Every floor starts with a visit
At a free on-site visit we check whether the floor is solid or engineered wood, how much wood is left to sand, and whether a full sand or a recoat is the better fit. You get a written, itemized quote.
Can every floor be sanded?
Solid hardwood can usually be sanded and refinished more than once. Engineered hardwood can be sanded only if its top layer of real wood is thick enough; a thin wear layer may only allow a buff and recoat. Laminate and vinyl plank have no wood surface to sand, so they are replaced instead. We tell you which applies after the visit.
Planning around the work
Rooms being refinished have to be cleared, and you need to stay off the floor while the finish cures. Drying and cure times depend on the finish you choose, so your written quote includes the schedule. New floors to install instead? See flooring installation.
