Basement Finishing in Aurora

From the newer streets east of Industrial Parkway to established homes around Yonge and Wellington, Aurora basements tend to be generous spaces waiting for a plan. We help you decide what the room should be, then build it properly.

Two kinds of Aurora houses

Aurora's population roughly doubled in the 1960s, from about 5,000 to 11,000, and the town kept growing east toward Highway 404 after 2000. The result is a split: older and mid-century homes near the historic core, where a basement may have low headroom or older wiring, and larger newer houses in areas like Bayview Wellington, Aurora Grove and Aurora Highlands, where full-height basements are common and the question is mostly layout.

Does Aurora require a permit?

The Town of Aurora says a building permit is generally not needed to finish a basement when no structural alterations or additional bedrooms are proposed. Adding a bedroom, moving structure or adding certain plumbing changes that. We confirm which side of the line your plan falls on before quoting, so the schedule includes any approvals.

Planning for later

Many Aurora families finish a basement now with a parent or an adult child in mind later. If that's you, we can place the bathroom, laundry and a possible second entrance where a future second suite would need them, without building the suite today.
