Aurora

Legal Second Suites in Aurora

Aurora calls them second suites or additional residential units. Whatever the name, the rules are specific: which house types qualify, which permits apply and how the unit is registered. We take you through all of it.

Which Aurora homes qualify

Aurora's zoning permits second suites in detached, semi-detached and link houses, subject to conditions. If your home is in Northeast Old Aurora, a provincial Heritage Conservation District since 2006, exterior changes such as a new side entrance can need extra review, so we check that before design.

Registration under By-law 6660-24

The Town's Additional Residential Units By-law 6660-24 requires those units to be registered. We build to the Ontario Building Code requirements for a second unit, including fire separation, alarms and egress, and keep the inspection records together for your registration.

Licensed trades, one point of contact

A second suite usually needs a kitchen, a bathroom and new circuits. Plumbing and electrical go through our licensed partner contractors; we schedule them and deal with the inspections so you deal with one company.
