Homeowner guide
Adding a Second Suite in Aurora: A Homeowner's Guide
A second suite gives a parent, an adult child or a tenant their own space. In Aurora, it has to meet zoning, the Ontario Building Code and the Town's registration by-law. Here's how those fit together.
Which homes qualify
Aurora's zoning permits second suites in detached, semi-detached and link houses, subject to conditions. Confirm your property's zoning before you pay for drawings.
Registration under By-law 6660-24
The Town's Additional Residential Units By-law 6660-24 requires these units to be registered. Plan for registration from day one: keep permits, inspection records and drawings together.
Permits
The Town of Aurora says finishing a basement without structural changes or new bedrooms generally doesn't need a building permit, but a second suite is different. It needs a permit and must meet Ontario Building Code requirements for a second unit, such as fire separation, smoke and carbon monoxide alarms and safe exits. Some plumbing work also needs a plumbing permit.
Heritage areas
Northeast Old Aurora has been a provincial Heritage Conservation District since 2006. If your home is there, exterior changes such as a new side entrance may need extra review, so ask early.
A short checklist
- Confirm zoning and house type
- Decide who the suite is for; it affects layout and entrance
- Plan fire separation, exits and alarms
- Allow time for permit review and inspections
- Register the unit after the final inspection
