Know your ground first

Schomberg sits north of the Oak Ridges Moraine and just south of the Holland River, and many King properties sit on varied, sloping ground. Before we frame anything we look for signs of past water, check grading and downspouts, and choose insulation and wall assemblies to suit the foundation.

Older village homes

Schomberg's main street still has older buildings. Basements under older houses can have low headroom, stone or block walls and older wiring. We tell you plainly what's practical before you commit.

Septic and wells

Outside the village cores, many homes use private septic systems. If your basement plan includes a bathroom or wet bar, the septic system may need to be reviewed as part of the work. We raise it at the first visit.

Permits in King Township

Building permit applications are made through the Township of King's online portal, and the Township's building division explains when a permit is needed. Schomberg and King City are covered by their own urban-area zoning by-law, which matters if the basement might become a second unit later. We handle permits when they're needed.
