Legal Basement Apartments in Newmarket

In Newmarket a basement apartment is legal only when it goes through the Town's process from start to finish. We build additional residential units that pass inspection and can be registered, so you can rent with confidence.

Newmarket's three steps

For an additional residential unit, the Town of Newmarket asks for a zoning check first, then a building permit, and after the final inspection the unit has to be registered with the Town. We prepare the drawings, file the permit, coordinate the inspections and hand you what you need for registration.

Built for the people living there

A legal unit needs proper fire separation between units, interconnected smoke and carbon monoxide alarms, a way out that meets the Ontario Building Code, adequate ceiling height and ventilation. Electrical work goes through our licensed partner and is inspected under Electrical Safety Authority rules.

Why Newmarket owners ask us

With Southlake Regional Health Centre, Upper Canada Mall and the Newmarket GO and Viva routes nearby, many homeowners near Yonge and Davis get asked about rental space. A registered unit protects you on insurance and resale, and protects your tenant.
